Project Details

Project Narrative / Overview

1. General Requirements

  • Provide all labor, materials, forming, placing, and finishing of concrete.
  • Coordinate inspections for forms and reinforcement prior to pouring.
  • Maintain safe worksite and wash out trucks only in designated areas.
  • Protect adjacent finished work from splatter or damage.
  • Comply with structural drawings for mix design (PSI) and reinforcement.

2. Site Prep & Forming

  • Layout and excavate footings per plan dimensions and depth.
  • Install and compact gravel base (crushed stone) as specified.
  • Install vapor barrier (Visqueen/Stego) under all interior slabs.
  • Form footings, foundation walls, and slab edges true to line and grade.
  • Install keyways or dowels for cold joints.
  • Install termite treatment/barrier if required prior to pour.

3. Reinforcement (Rebar/Mesh)

  • Furnish and install steel reinforcement (rebar) per structural schedule.
  • Tie and support rebar on chairs to maintain proper clearance.
  • Install wire mesh or fiber reinforcement in slabs as specified.
  • Install all anchor bolts, hold-downs, and straps at correct locations for framers.
  • Bond/ground rebar to electrical service grounding electrode (Ufer ground).

4. Placing & Finishing

  • Pump or place concrete for footings, walls, and slabs.
  • Vibrate concrete in walls/footings to consolidate and prevent honeycombing.
  • Screed, float, and trowel slabs to specified finish (Smooth, Broom, Exposed Aggregate).
  • Install control joints (saw cut or tooled) at required spacing to control cracking.
  • Apply curing compound or keep wet to ensure proper cure.
  • Slope exterior flatwork away from building for drainage (positive drainage).

5. Specific Inclusions

  • Foundation Walls / Stem Walls.
  • Slab on Grade (Basement or Garage).
  • Driveways and Aprons.
  • City Sidewalks and Approaches (per municipal standards).
  • Patios and Porch Caps.
  • Retaining Walls (if noted on plan).

6. Exclusions

  • Testing services (Slump/Cylinder tests) - paid by Owner/GC.
  • Winter conditions (heating/blankets) unless specifically agreed.
  • Surveying or staking (by GC).
  • Cosmetic sealing or staining (unless listed in finish schedule).
