Project Details

Project Narrative / Overview

1. General Requirements

  • Provide all labor, gypsum board, fasteners, tape, and mud for a complete finish.
  • Protect floors and windows from compound droppings and dust.
  • Scrap out and broom clean work area daily.
  • Touch up sanding marks or blisters after primer coat is applied.

2. Hanging (Boarding)

  • Install 1/2" or 5/8" gypsum board on all walls and ceilings per plan.
  • Install Water Resistant (Green/Purple) board in all wet areas (bathrooms/kitchens).
  • Install Type X (Fire Rated) board in garage and mechanical rooms as required by code.
  • Minimize butt joints by using 12' or longest available sheets.
  • Screw off inspection (check for shiners and proper depth).

3. Taping & Finishing

  • Tape all joints and corners (paper tape or mesh as appropriate).
  • Install corner bead on all outside corners (metal, vinyl, or paper-faced).
  • Coat all fasteners and joints (3 coat process: tape, block, skim).
  • Finish to Level 4 (Standard) unless Level 5 (Smooth/Skim) is specified.
  • Apply texture (Knockdown, Orange Peel) if specified.

4. Sanding

  • Sand all surfaces smooth and free of tool marks and ridges.
  • Vacuum dust from floors and window sills.
  • Check with light for imperfections.

5. Specific Inclusions

  • Returns at windows (if drywall returns).
  • Wrapping of beams or columns.
  • Access panels (installation only, supplied by others).
  • Patching of minor framing imperfections.

6. Exclusions

  • Priming and Painting (by Painter).
  • Insulation (by Insulation Contractor).
  • Supply of dumpster (by GC).
  • Major framing repairs/straightening.
