Project Details

Project Narrative / Overview

1. General Requirements

  • Provide all labor, materials, equipment, and supervision for a complete electrical system.
  • Obtain and pay for all electrical permits and schedule required inspections.
  • Coordinate with the local utility company for service entrance and meter location.
  • Provide and install temporary power and lighting for construction use.
  • Submit a complete fixture schedule for approval prior to ordering.
  • Maintain a clean workspace; remove all wire scraps and debris daily.
  • Warranty all work and components for one (1) year from substantial completion.

2. Service Entrance & Distribution

  • Install main service panel and all necessary sub-panels per plan.
  • Provide and install all circuit breakers, properly sized and labeled.
  • Install meter base and service mast/lateral per utility requirements.
  • Provide and install grounding system, including rods and water pipe bonds.
  • Install whole-house surge protection at the main panel.

3. Rough-In (In-Wall)

  • Layout and install all outlet, switch, and junction boxes per plan and code.
  • Run all branch circuit wiring (Romex/MC Cable) for lighting and power.
  • Provide dedicated circuits for high-demand appliances (Range, Dryer, HVAC, Pumps).
  • Install recessed lighting housings (cans) and rough-in brackets for speakers.
  • Install rough-in for smoke and carbon monoxide detectors (hardwired with battery backup).
  • Install all necessary conduit and sleeves for wall penetrations.
  • Fire-seal all electrical penetrations through rated walls and floors.

4. Finish / Trim-Out

  • Install all switches, dimmers, and receptacles (GFCI/AFCI as required).
  • Supply and install all light fixtures and ceiling fans per schedule.
  • Install cover plates on all boxes (matched to room finish).
  • Make final connections to all appliances and HVAC equipment.
  • Install and test all smoke and CO detectors.
  • Provide a typed and accurate circuit directory for all panels.
  • Perform a final walk-through to ensure all devices are operational.

5. Low Voltage & Systems (Optional/Specific)

  • Rough-in and trim for Data/CAT6 and Cable TV locations.
  • Install wiring for security system sensors and keypads.
  • Install doorbell system (wired or video doorbell transformer).
  • Rough-in for surround sound or multi-room audio speakers.
  • Install smart home hub and integrated lighting controls if specified.

6. Specific Exclusions

  • Utility company fees for service connection.
  • Supply of decorative light fixtures (if Owner-supplied).
  • Patching of drywall or paint after electrical installation.
  • Low voltage system programming (by Specialist).
  • Wiring of equipment supplied by others (unless specifically noted).
