Project Details

Project Narrative / Overview

1. General Requirements

  • Provide all labor, equipment (excavators, bobcats, dozers), and supervision.
  • Locate all public and private utilities (811 Dig Safe) prior to breaking ground.
  • Install temporary erosion control (silt fence, construction entrance) per SWPPP.
  • Maintain safe slopes and benching for all trenches per OSHA standards.
  • Haul off excess soil/spoils or stockpile on site as directed by GC.

2. Site Clearing & Demolition

  • Clear and grub site of all trees, stumps, and vegetation within the building pad.
  • Strip topsoil and stockpile for later re-use.
  • Demolish existing structures or hardscape if noted on plans.
  • Remove subsurface obstructions (rocks, old foundations) - Change Order if unknown.

3. Building Excavation

  • Excavate for basement, crawlspace, or slab-on-grade foundation.
  • Dig footings to required depth and width per structural plans.
  • Over-excavate and re-compact if bad soil is encountered (Engineered Fill).
  • Fine grade building pad to within +/- 0.10 feet.
  • Dig elevator pits or sump pump pits if required.

4. Backfill & Grading

  • Backfill foundation walls with clean, compactable fill material.
  • Compact backfill in 8-12 inch lifts to prevent future settlement.
  • Rough grade site for positive drainage away from the building (swales).
  • Spread topsoil for final grade (ready for seed/sod).

5. Utility Trenching

  • Trench for sewer, water, and gas mains from street to building.
  • Trench for electrical and data conduits.
  • Install bedding sand for utility pipes.
  • Backfill utility trenches (shade material) to protect pipes.

6. Exclusions

  • Rock removal (blasting/hammering) - typically billed T&M.
  • Import of fill dirt (unless specified qty included).
  • Surveying and staking (by GC).
  • Final landscaping (planting/irrigation).
  • Retaining walls (unless noted).
