Project Details

Project Narrative / Overview

1. General Requirements

  • Provide all labor, fasteners, and tools necessary for a complete framing package.
  • Verify all dimensions on site prior to commencement of work.
  • Coordinate with MEP (Mechanical, Electrical, Plumbing) trades for chase walls and layout.
  • Comply with all local building codes and structural engineer's details.
  • Daily cleanup of sawdust and blocks. Stack reusable lumber neatly.
  • Protect exposed work from weather until building is dried-in.

2. Floor Framing

  • Install sill plates (pressure treated) with sill sealer and anchor bolts.
  • Install support posts, beams, and girders per plan.
  • Install floor joists or trusses at specified spacing.
  • Install subfloor adhesive and screw/nail subfloor sheathing (Advantech or similar).
  • Block and bridge floor joists as required by code/span tables.

3. Wall Framing

  • Layout and plate walls per floor plan dimensions.
  • Frame exterior walls (2x6 or 2x4 as noted) including headers, trimmers, and king studs.
  • Frame interior partitions, ensuring square and plumb alignment.
  • Install wall sheathing (ZIP System or OSB) with proper nailing pattern.
  • Install let-in bracing or structural straps as detailed by engineer.
  • Frame all window and door openings to rough opening sizes provided by supplier.

4. Roof Framing

  • Set roof trusses or hand-cut rafters per roof plan.
  • Install all hurricane clips, hangers, and structural hardware.
  • Frame overhangs, fascia, and soffit lookouts.
  • Install roof decking (5/8" or 1/2" OSB/Plywood) with H-clips if required.
  • Frame crickets and saddles for chimney/roof diversion.
  • Construct attic access scuttles or drop-down stairs rough-in.

5. Backing & Blocking (The 'Go-Backs')

  • Install deadwood/backing for drywall clips at all ceiling/wall intersections.
  • Install solid blocking for: Kitchen cabinets, wall-mounted TVs, towel bars, handrails.
  • Install fire blocking at all required locations (chases, soffits, stair stringers).
  • Frame tub decks, shower seats, and fireplace enclosures.

6. Specific Exclusions

  • Supply of lumber package (Material by GC/Lumber Yard).
  • Dumpster fees (by GC).
  • Setting of windows and exterior doors (unless specifically added).
  • Installation of house wrap (unless integrated like ZIP system).
  • Decking or exterior porch finish carpentry.
