Project Details

Project Narrative / Overview

1. General Requirements

  • Provide all labor, materials, equipment, and supervision for a complete HVAC system.
  • Perform heat load calculations (Manual J, S, and D) and submit for permit.
  • Obtain and pay for all mechanical permits and coordinate inspections.
  • Verify framing chases and equipment locations prior to rough-in.
  • Comply with all local energy codes and efficiency standards.
  • Warranty all labor and equipment for specified periods (e.g., 1-year labor, 10-year parts).

2. Equipment Installation

  • Furnish and set Air Handler / Furnace units at specified locations.
  • Furnish and set exterior Condenser / Heat Pump units on pads or brackets.
  • Install auxiliary drain pans and float switches for all indoor units.
  • Install programmable or smart thermostats as specified.
  • Provide and install filter racks and initial set of filters.
  • Connect gas piping from shut-off valve to furnace (if applicable).

3. Distribution & Ductwork

  • Fabricate and install all supply and return ductwork (rigid or flex) per design.
  • Seal all duct joints and seams with mastic to meet leakage testing requirements.
  • Insulate ductwork in unconditioned spaces to code R-value.
  • Install boots, register boxes, and rough-in for all grilles.
  • Install proper venting/flues for gas appliances through the roof or wall.
  • Install fresh air intake or ERV/HRV systems if specified.

4. Refrigerant & Condensate

  • Run copper refrigerant line sets with proper insulation.
  • Pressure test line sets with nitrogen and evacuate to required micron level.
  • Install condensate drain lines (PVC) routed to approved discharge location.
  • Insulate condensate lines to prevent sweating.

5. Exhaust & Ventilation

  • Install bathroom exhaust fans and duct to exterior (roof or soffit caps).
  • Install dryer vent ducting (rigid metal) to exterior termination.
  • Install range hood venting/ductwork.
  • Ensure make-up air is provided if hood CFM exceeds code limits.

6. Trim-Out & Start-Up

  • Install all supply registers and return grilles.
  • Install thermostat faceplates and program system settings.
  • Perform system start-up, check refrigerant charge, and verify airflow.
  • Perform duct leakage test (blower door/duct blaster) if required by code.
  • Balance system to ensure even temperature distribution.
  • Owner training on system operation and filter maintenance.
