Project Narrative / Overview

1. Project Narrative & General Requirements

  • Provide all labor, materials, equipment, and supervision to complete all plumbing work.
  • Obtain and pay for all necessary plumbing permits and inspections.
  • Coordinate with local utility providers for water and sewer connections.
  • Submit product data and submittals for all fixtures and equipment prior to ordering.
  • Comply with all local building codes, OSHA regulations, and project safety requirements.
  • Daily cleanup of work area. All trash and debris to be moved to GC provided dumpster.
  • Guarantee all work for a period of one (1) year from date of substantial completion.

2. Ground Rough / Underslab

  • Excavate, bed, and backfill for all underground piping within the building footprint.
  • Install sanitary sewer mains and branches to all fixture locations.
  • Install storm drainage piping (if applicable) and connect to site storm system.
  • Install underground water service entrance and distribution piping.
  • Sleeve all piping penetrations through footings and foundation walls.
  • Pressure test all underground piping prior to concrete placement.
  • Wrap/protect all pipes coming up through slab.

3. Top-Out / Rough-In

  • Install all in-wall and overhead sanitary waste and vent piping.
  • Install hot and cold water distribution piping (PEX/Copper/CPVC) to all fixtures.
  • Install proper backing and blocking for all wall-hung fixtures and accessories.
  • Install washing machine box, ice maker box, and dishwasher connections.
  • Install gas piping to all gas appliances (Water Heater, Furnace, Range, Fireplace, Dryer).
  • Install pressure reducing valves, backflow preventers, and expansion tanks as required.
  • Insulate all hot water lines and water lines in unconditioned spaces.
  • Fire-caulk all pipe penetrations through fire-rated assemblies.
  • Pressure test all rough-in piping for inspection.

4. Trim-Out / Finish

  • Supply and install all finish plumbing fixtures (toilets, sinks, tubs, showers) per schedule.
  • Install all faucets, shower valves (trim), and tub fillers.
  • Install garbage disposal and connect dishwasher drain.
  • Install water heater(s) (Tankless or Tank-type) including venting and gas/electric connection.
  • Install all angle stops, supply lines, and p-traps.
  • Caulk/seal around all fixtures at floor and wall connections.
  • Commission and test all fixtures for proper operation and leaks.
  • Chlorinate/disinfect domestic water system if required by code.

5. Specific Exclusions (Clarifications)

  • Site utilities beyond 5 feet of building line (unless noted otherwise).
  • Concrete cutting, core drilling, or patching (by Others).
  • Electrical wiring of pumps or water heaters (Line voltage by Electrician).
  • HVAC condensate drains (by HVAC contractor).
  • Roof flashing/jacks (by Roofer).
  • Bathroom accessories (towel bars, mirrors) installation (unless noted).
