Project Details

Project Narrative / Overview

1. General Requirements

  • Provide all labor, materials, and safety equipment (harnesses/scaffolding).
  • Obtain roofing permit and schedule inspections.
  • Dry-in building immediately to protect interior from weather.
  • Clean gutters and ground of all nails and debris (use magnet sweep).

2. Underlayment & Prep

  • Install ice and water shield at eaves, valleys, and rake edges per code.
  • Install synthetic roofing underlayment (felt) over entire roof deck.
  • Verify roof deck nailing and replace damaged sheathing (Change Order).
  • Install drip edge flashing at all eaves and rakes.

3. Shingle / Material Installation

  • Install starter strip shingles at eaves.
  • Install shingles (Architectural/Asphalt) per manufacturer's nailing pattern.
  • Install ridge vents (cut back decking) and ridge caps.
  • Properly step-flash all chimneys and wall intersections.
  • Install kick-out flashing at bottom of roof/wall intersections.

4. Metal Roofing (If Applicable)

  • Install standing seam metal panels with concealed fasteners.
  • Install snow guards or rails if specified.
  • Hem all field-cut edges.
  • Install matching trim coils for fascia/rake.

5. Penetrations

  • Install pipe boots (lead or neoprene) on all plumbing vents.
  • Flash around all HVAC flues and roof jacks.
  • Install and flash skylights (if specified).

6. Exclusions

  • Structural repairs to trusses or rafters.
  • Gutter and downspout installation (unless added).
  • Chimney masonry repairs.
  • Satellite dish removal/re-installation.
